Almost everything written about real estate investing is written from the buyer's chair. Find the property, run the numbers, hold for appreciation. That framing is not wrong so much as incomplete, and the missing part is where most of the money is actually won or lost.

Real estate is two things at once. It is a physical asset with tenants, roofs and a location that either has a future or does not. It is also a contract, a capital stack and a timeline, and those three decide what happens to your money when the physical asset disappoints. Two investors can own a position in the same building, in the same market, with the same operator, and end up with completely different outcomes. The difference is never the building. It is where they sat and what they negotiated before anyone signed.

That is the lens running through the episodes collected here. What the underwriting assumed and whether those assumptions survive a bad year. Where the sponsor gets paid relative to you, and whether their capital is exposed the way yours is. What happens when the debt matures before the business plan finishes. Which corners of the market are cheap because they are genuinely flawed, and which are cheap only because they are too small or too unglamorous for institutions to bother with.

A lot of this comes from deals I passed on. The clause that let a sponsor take distributions before investors recovered their capital. The model that promised distributions from month three on rents twelve percent above what the submarket was achieving. The project where the sponsor's own money sat in a class senior to everyone else's and was still described as skin in the game. None of those were frauds. They were structures doing exactly what they were written to do, to people who had read the summary rather than the agreement.

If you are allocating capital into private real estate, or thinking about it after an exit, start with whichever question is keeping you up, and read the essay rather than only watching.
