Not the ones that make us look good. These are the things that come up in almost every first conversation, answered the way we would answer them on the call.

GETTING STARTED

What is the minimum?

Most positions start between $100,000 and $250,000, depending on the deal. That is lower than people expect, and it is the whole reason the firm exists: institutional real estate normally opens at twenty million dollars and up, so we aggregate family capital until a commitment that would be invisible to a sponsor becomes part of one that is not. On a first conversation we will tell you the current range plainly rather than making you ask twice.

Do I have to be an accredited investor?

For the securities offerings, yes. They are made under Regulation D of the Securities Act of 1933 and are open only to accredited investors. Direct commercial property purchases through Infinity⁹ Commercial are a different thing legally (you are buying real estate, not a security) and are not subject to that test.

How does a first conversation actually work?

Forty minutes, video or in Miami, in English or Spanish. You talk about what you own and what you need it to do. We ask questions and tell you honestly whether we can help. Nothing is offered on that call and nothing is sent afterwards unless you ask for it. If we are not the right people, you will hear that from us in the same conversation rather than in a polite email three weeks later.

I am not ready to invest. Is there any point talking?

Often yes, and the families we serve best usually spoke to us long before they committed anything. If you are twelve months from a liquidity event, the useful work happens now (structure, advisers, what the options actually are), not in the week the money lands.

MONEY AND ALIGNMENT

How are you paid?

On the investment side, through the economics of the positions themselves, disclosed in the documents before you sign anything. On the developer side, our participation is carved out of the developer's own general partner allocation and is never added on top of what limited partners receive. We also put our own capital into every deal we present, which is the part that matters: if a position performs we are paid, and if it does not, we are not.

What happens if a deal goes wrong?

You lose money, and so do we. That is not a rhetorical answer: it is the structure. Every memo we send begins with the downside case, named and quantified, before it describes any upside, because a position you did not understand going in is the only kind that becomes a real problem. All investment involves risk, including possible loss of capital, and any firm that answers this question differently is telling you something else.

Can I get my money out early?

Usually not. These are illiquid positions with defined horizons, and pretending otherwise would be the single most damaging thing we could tell you. That is exactly why the first conversation is about what the capital is for. Money that might be needed in eighteen months does not belong in a five-year equity position, and we would rather lose the allocation than place it there.

Are you advisers?

No. We present investments and we manage them. We find the deal, underwrite it ourselves, invest alongside you, and manage the position for as long as it lives. We do not give tax or legal advice and we work to your own advisers rather than around them.

FROM OUTSIDE THE UNITED STATES

Can I invest if I am not a United States citizen or resident?

Yes. Most of the families we serve are not. What matters is not where you live but how the position is held: the entity, the withholding treatment, the estate exposure. We map that before capital moves and we work to your own counsel and accountants rather than replacing them.

What about tax?

The United States withholds tax on payments to foreign owners and on the sale of United States real property by them. It is predictable and manageable, and it is also the thing nobody explains before the first distribution arrives smaller than expected. You receive an annual United States tax package prepared by a third-party accounting firm. We do not give tax advice, and where you do not yet have it, we will say so before rather than after.

Do you work in Spanish?

Natively. Calls, documents, reporting and the awkward conversations. Not a translated version of an English firm. The firm was built in both languages from the beginning.

THE FIRM

How do you choose what to invest in?

Every opportunity is scored on four dimensions together (product, market, finance and people), and a weakness in any one can end it regardless of the others. We track more than five thousand opportunities and fewer than one percent reach an investor. The method is written down in full on the Diamond page, including what we check and when.

Who would I actually be dealing with?

A partner. Ahmad, Nason or Valentina, and often more than one of them. There is a wider team behind the work, in Miami and abroad, and you will meet the people doing it. But the judgment on your position, and the relationship itself, stays with a partner for as long as you are with the firm.
