Wynwood vs. Edgewater vs. Midtown: Where to Buy a Miami Condo

Price per foot, building age, rental rules and demand: how the three neighborhoods compare at $500K to $1M.

Wynwood vs. Edgewater vs. Midtown: Where to Buy a Miami Condo

At $500,000 to $1 million, most Miami condo buyers compare three neighborhoods: Wynwood, Edgewater and Midtown. Price per foot alone points to Edgewater resale. Add building age, rental rules and where demand is going, and the answer depends on how long you will hold.

The comparison at a glance

  • Edgewater resale: about $645 per square foot. More space and bay views in 2000s-era towers. Trade-off: older buildings face milestone inspections, funded-reserve requirements and possible special assessments.
  • Edgewater new construction: about $900 to $1,350 per square foot, with entry projects from the $400Ks. Trade-off: some entry projects allow short-term rentals, which can limit conventional financing.
  • Midtown: established and walkable; new projects such as Midtown Park start from the mid-$600Ks. Trade-off: check each building's rental policy and delivery timing.
  • Wynwood new construction: about $1,060 to $1,630 per square foot. Trade-off: higher price per foot than resale; most of the Carnegie Mellon campus effect arrives after 2029.

Figures are approximate, from broker market reports and launch pricing in October 2026.

Why the cheapest foot can cost more

After the Surfside collapse, Florida tightened condominium safety rules. Older buildings must complete milestone inspections and structural integrity reserve studies, and reserves for those structural items can no longer be waived (Withum, Key changes from Florida HB 913). In many older towers that has meant higher dues or special assessments. A new building starts with funded reserves and no deferred maintenance.

Where demand is going

Edgewater and Midtown are established. Wynwood is where the next large anchor is planned: a Carnegie Mellon campus funded with $2 billion (Associated Press via ABC News, Sept. 30, 2026). That is a reason to hold longer, not a reason to expect a quick gain. Read what the campus means for Wynwood.

Which one fits you

  • Most space for the money, short horizon: Edgewater resale, after reviewing the building's inspection and reserve status.
  • Bay views in a new tower: Edgewater new construction, checking rental rules for financing.
  • Established walkability: Midtown.
  • A new long-term building near the next demand anchor, held five years or more: Wynwood. See Is Wynwood a good investment?

The technical answer: total cost, not price per foot

Approximate, from broker market reports and launch pricing, October 2026.

Monthly mortgage payment uses the standard formula M = L × i / (1 − (1 + i)−n), where L is the loan, i the monthly rate and n the number of months. With 60% financed over 30 years at 7%, the monthly cost to own a new WOMA unit compares with renting a similar unit like this:

  • Studio ($528,600): $3,687 to own (of which $260 is principal) vs. about $2,630 to rent.
  • One bedroom ($777,700): $5,368 to own ($382 principal) vs. about $3,840.
  • Two bedrooms ($996,300): $6,874 to own ($490 principal) vs. about $5,000.

[[chart:own]]

Dues at $1.88 per interior square foot; property tax about 1.6% of price; insurance $100 a month; rents at $6.40 per square foot (2030 estimate).

Apply the same math to an older Edgewater unit: a lower price per foot, but add any special assessment spread over its term. A $40,000 assessment over five years adds about $667 a month, which can erase much of the price gap.

How we look at it

Compare total cost to own, not price per foot. Dues, reserves, assessments, insurance and financing can outweigh a lower purchase price within a few years. Compare the same use too: a one-bedroom against a one-bedroom.

Frequently asked questions

Is Edgewater cheaper than Wynwood?

Per square foot, Edgewater resale is cheaper. Older towers can carry higher dues or special assessments under Florida's post-2021 safety rules.

Is Wynwood or Midtown better for renting?

Both attract long-term tenants. Wynwood adds a planned research campus nearby; Midtown is more established today.

What should I check in an older Miami condo?

The milestone inspection status, the structural integrity reserve study, reserve funding and any planned special assessments.
