Is Wynwood a Good Investment in 2026?

What drives demand in Wynwood, what it costs, the risks buyers overlook, and who it fits.

Is Wynwood a Good Investment in 2026?

Wynwood can be a good investment for buyers who hold five years or more and rent long term or live in the unit. It is a poor fit for buyers who need income from day one or plan to sell within three years. The reason is timing: the neighborhood's biggest demand driver, a planned Carnegie Mellon campus, mostly arrives after 2029.

What is driving demand in Wynwood

Wynwood went from a warehouse district to one of Miami's most watched neighborhoods in about fifteen years. Three things now support long-term housing demand, not just weekend traffic.

  • A research university. Carnegie Mellon plans a Miami campus funded by $2 billion of a record $3 billion gift (Associated Press via ABC News, Sept. 30, 2026). An independent model projects about 4,400 students, faculty and staff at full build-out and about 2,900 direct and induced jobs by 2036.
  • Employers. Office campuses and tech tenants have moved into the area, adding people who need housing every month.
  • Visitors and residents. More than 5 million visitors a year keep retail and dining busy; the resident base is growing on top of that.

What Wynwood costs

New Wynwood condominiums are priced at about $1,060 to $1,630 per interior square foot, with a median near $1,390. Edgewater resale trades near $645, but older towers carry inspections, reserve rules and assessment risk. We compare the three neighborhoods in Wynwood vs. Edgewater vs. Midtown.

The risks buyers overlook

Who Wynwood fits

  • Families planning to live in Miami within about three years who want to lock today's price.
  • Investors who want a new building in dollars with 12-month tenants, not tourists.
  • Buyers who can hold through 2031 or beyond.

The technical answer: how we model value

We project value with simple compounding, V = P × (1 + g)t, where P is today's price, g the yearly growth and t the years held. For a two-bedroom at $996,300:

  • Base, +3% a year: about $1,095,100 at delivery (3.2 years).
  • Momentum, +5% a year: about $1,272,000 after about 5 years.
  • Carnegie Mellon case, +7% a year: about $1,600,000 after 7 years or more.

Higher growth takes longer to harvest. Hypothetical scenarios, not forecasts.

Against a CD, after every cost of owning

A fair comparison counts what happens after closing. Our net figure for WOMA = value change − holding costs (mortgage at 7% on the 60% balance, dues, property tax, insurance) + rent from a 12-month tenant net of 10% vacancy and management + principal repaid. The CD assumes the full $398,520 at 4.80% from today, which favors the CD.

  • At delivery: WOMA base $98,800; WOMA momentum $168,400; CD $64,500.
  • 5 years: WOMA base $117,900; momentum $234,500; CD $105,300.
  • 7 years: WOMA base $145,600; momentum $322,100; CD $154,800. After 3.7% inflation, the CD's real gain is about $30,600.

Financed and rented out, WOMA leads the CD at delivery and at five years in the base case; by year seven the CD edges ahead. WOMA stays ahead with faster growth or when you live in the unit and stop paying rent.

How we look at it

We ask the same question of every purchase: what would have to be true for this to work, and what happens if it isn't? In Wynwood, the answer depends less on the next two years than on the next ten. A buyer who needs the money back in three years is betting on timing; a buyer who can hold is betting on a neighborhood with a university, employers and limited land.

Frequently asked questions

Is Wynwood a good place to buy a condo?

For long-term owners and renters, it can be. Demand is supported by a planned research campus and employers, but most of that effect arrives after 2029.

Are Wynwood prices higher than Edgewater?

Per square foot, new Wynwood product is higher than Edgewater resale. The gap reflects new construction with funded reserves versus older towers with inspection and assessment risk.

Can I rent a Wynwood condo on Airbnb?

It depends on the building. Long-term-only buildings, such as WOMA Wynwood with a six-month minimum lease, do not allow it.
