What Carnegie Mellon's Miami Campus Means for Wynwood Real Estate

A $2 billion campus is coming to Wynwood. What it changes for housing demand, and when.

What Carnegie Mellon's Miami Campus Means for Wynwood Real Estate

Carnegie Mellon's planned Miami campus is the largest single investment Wynwood has seen, funded by $2 billion of a record $3 billion gift (Associated Press via ABC News, Sept. 30, 2026). For real estate, the question is not whether it matters but when. Most of its effect on housing arrives as the campus fills, roughly between 2028 and 2036.

What is being built

  • Size: a campus site of about 35 acres in the Wynwood area.
  • People: about 4,400 students, faculty and staff targeted at full build-out, according to an independent model.
  • Jobs: about 2,900 direct and induced jobs by 2036 in the same model.
  • Focus: health, national security, energy and advanced manufacturing.

The campus is subject to approvals. Carnegie Mellon University is not affiliated with any developer or with Infinity⁹.

What it changes for housing

Universities do not relocate. Faculty, researchers, staff and graduate students need housing every month, and companies tend to follow research universities. That creates steady, long-term rental demand, the kind that fills 12-month leases rather than hotel nights.

Land has already repriced: about $31 million an acre was paid for the campus site. On Roosevelt Island in New York, home of Cornell Tech since 2017, the median home price passed $1 million. One example, not a rule.

What it does not change, yet

The only independent model we have estimates a small direct effect on new Wynwood rents at first, around 1%. A buyer who expects an immediate jump is likely to be disappointed. A buyer who can hold through the ramp is buying before most of the effect.

Three ways to read the campus in your numbers

  • Base case, +3% a year: no special catalyst; the campus is not counted.
  • Momentum, +5% a year: Wynwood keeps absorbing new product near current pricing; needs about five years to harvest.
  • Campus case, +7% a year: campus, rail and employers lift the neighborhood toward its top prices; needs seven years or more.

These are scenarios, not forecasts. The higher the growth you assume, the longer you must hold to see it.

The technical answer: the ramp and the sanity check

The independent model we use projects students arriving gradually: about 100 in 2028, 530 in 2030, 870 in 2031, 1,650 in 2033 and 3,000 in 2036, on the way to about 4,400 students, faculty and staff.

Does the campus case stretch the numbers?

Our Carnegie Mellon case grows prices 7% a year. Applied to WOMA's average of about $1,270 per square foot, that implies about $1,580 per square foot at delivery. Today's highest new-product asks in Wynwood are about $1,630. The campus case lands near today's top of the market, not above it.

The same model estimates only about a 1% direct effect on new Wynwood rents at first. That is why the campus is not in our base case: we treat it as upside with a long fuse.

How we look at it

A campus is a fifty-year anchor. We do not put it in our base case, because the timing is uncertain and approvals are pending. We do treat it as the reason to prefer long-term buildings near it over short-term rental products: the people it brings sign leases, not booking confirmations.
