Five quick questions so we send you what matters to you.
Wynwood Norte sits between the arts district, Midtown and the 35-acre site where Carnegie Mellon plans a $2 billion campus. Amazon, office campuses and a planned rail station are already within a few minutes’ walk.
Most of the campus effect arrives after 2029. That is the case for buying before it and holding through it, and the reason not to buy if you need to sell within three years.
Carnegie Mellon University is not affiliated with, and does not sponsor or endorse, WOMA or Infinity⁹. The campus is subject to approvals.
WOMA is 163 residences by MVRDV, developed by Uribe Schwarzkopf (140 towers in 53 years), with delivery targeted for Q4 2029. The minimum lease is six months. That one rule keeps conventional financing available, widens the resale buyer pool and attracts tenants who stay.
Prices from the October 15, 2026 list, subject to change and prior sale.
Wynwood changed from a warehouse district to one of Miami’s most watched neighborhoods in about fifteen years. For a buyer today, five questions decide whether it fits.
Wynwood’s resident base is growing on top of more than 5 million visitors a year. The Carnegie Mellon campus adds students, faculty, researchers and employers that need housing every month, not every weekend.
Rents jumped after 2021 and then held. Our 2030 estimates use about $6 per square foot a month for new long-term product, benchmarked to Wynwood 25. The report shows the full rent build-up.
New Wynwood product trades at about $1,060 to $1,630 per square foot. Edgewater resale is near $645, but older towers carry milestone inspections, reserve rules and assessment risk.
Not at WOMA. Buildings that allow nightly rentals often lose access to conventional loans, which shrinks the pool of future buyers. A six-month minimum lease protects resale.
Pre-construction spreads 40% over about three years; the rest is due at closing, in cash or with a mortgage. Warrantable buildings keep conventional loans available; foreign buyers usually need 30% to 40% down.
Wynwood fits buyers who can hold five years or more, live in the unit or rent it long term. It does not fit buyers who need income from day one or plan to sell before closing.
Using a two-bedroom at $996,300. WOMA asks $398,520 in deposits over three years and the rest at delivery in 2029. Here is what the same money does elsewhere.
In the base case, a CD keeps pace with a rented, financed WOMA unit by year seven. WOMA pulls ahead when prices grow faster than 3% a year, or when you live in it. The report shows all three horizons.
Choose a unit, a mortgage rate and your down payment, and see the monthly cost to own, the rent of a similar unit and whether it fits your income.
Foreign-national lenders usually require 30% to 40% down. By closing you have already paid 40% in stages, moving dollars over three years instead of all at once.
Rental income faces 30% withholding unless you elect net taxation. A sale faces 15% FIRPTA withholding. U.S. estate tax can apply above $60,000 of U.S. assets. Structure ownership with an advisor before signing.

It can be for buyers who hold five years or more. The Carnegie Mellon campus, office employers and a planned rail station support long-term demand, but most of that effect arrives after 2029. Short holds carry more risk.
We are a co-sponsor of WOMA and we advise families on real estate decisions. We would rather a buyer decide with the full picture, including the reasons not to buy.
No. The minimum lease at WOMA is six months. That keeps conventional financing available and widens the resale market.
At closing, targeted for Q4 2029, in cash or with a mortgage. If you plan to finance, we can connect you with lenders that work with U.S. and international buyers, so you can compare terms well before closing. Loans are subject to each lender’s approval.
Yes. Some buyers combine a two-bedroom, a one-bedroom and a Micro instead of one large unit, which spreads vacancy risk and lets them sell one at a time. The report compares both approaches.
For a $996,300 two-bedroom financed at 7%, about $6,870 a month including mortgage, dues, tax and insurance, against about $4,700 to rent something similar. About $490 of the payment is principal you keep.
