Orlando or Miami: Where to Buy U.S. Property

A vacation home in Orlando or a condo in Miami? Price, rental model, risks and who each one fits.

Orlando or Miami: Where to Buy U.S. Property

Orlando and Miami are the two Florida markets international families compare most, but they are different businesses. Orlando is usually a lower-priced vacation home rented by the night to tourists. Miami is usually a higher-priced condo rented on long leases or used by the family. The choice depends less on the city than on how you want to earn and how much income volatility you accept.

The comparison at a glance

  • Price: in March 2026 the median single-family price was about $420,000 in Orange County and $380,000 in Osceola County, in the Orlando area. New Miami condos in neighborhoods like Wynwood or Edgewater cost much more per square foot.
  • Property type: Orlando, houses and townhomes in vacation communities. Miami, mostly condos.
  • Rentals: Orlando, short-term rentals in communities zoned for them, such as Champions Gate, Reunion, Solara and Windsor at Westside in Osceola. Miami, many buildings allow long leases only.
  • Demand: Orlando, tourism, parks and events. Miami, jobs, companies, universities and international residents.

The risks of each

  • Orlando depends on tourism. Income moves with the season, tourist travel and a vacation-home supply that has grown a lot. Remote nightly management is expensive and depends on third parties.
  • Local rules. The City of Orlando is more restrictive on short-term rentals than Osceola County. Outside zoned communities, check zoning and deed restrictions before buying.
  • Miami costs more to enter. Price and dues are higher, and older buildings can face special assessments under Florida's condo safety rules.
  • In both: insurance and hurricanes, property tax, currency risk if your income is not in dollars, and U.S. estate tax if the property is in your own name.

Who each one fits

  • Orlando: families who want to use the home on vacation, accept variable income and have a strong management company.
  • Miami: buyers who want steadier income from 12-month tenants, may live there or have children studying in the U.S., and want a broader resale market. See Wynwood vs. Edgewater vs. Midtown.

How we look at it

Before the city, we decide the goal: family use, income or dollar protection. Then we ask who will buy the property from you later. A property with more possible buyers protects the exit, and the exit is where most of the return is realized. Compare net income, not gross: see short vs. long-term rental condos and what a Miami condo really costs.

Frequently asked questions

Is it better to buy in Orlando or Miami?

It depends on the goal. Orlando tends to fit vacation use and short-term rental; Miami tends to fit long-term income, family use and broader resale.

Can I rent my Orlando home on Airbnb?

In communities zoned for it, yes, with county registration. The City of Orlando is more restrictive. Check before buying.
