Short vs. Long-Term Rental Condos in Miami

Airbnb-friendly buildings look like higher income. They can also shrink your future buyer pool.

Short vs. Long-Term Rental Condos in Miami

A building that allows nightly rentals promises more income. It can also cost you buyers when you sell, because many of them will not be able to get a conventional loan. For most owners, the rental rule decides the resale market more than the rent.

Why rental rules affect financing

Most U.S. mortgages are conventional loans sold to Fannie Mae or Freddie Mac. Their rules decide which condominium buildings qualify. Fannie Mae's guide lists buildings that operate like hotels, with transient rentals and hotel-style services, among the projects ineligible for its loans (Fannie Mae Selling Guide B4-2.1-03, Ineligible Projects).

A building that qualifies is called warrantable. In a warrantable building, a buyer of a primary residence can finance with as little as 3% to 5% down, subject to lender review. In a non-warrantable building, buyers usually need specialty loans with larger down payments and higher rates, or cash.

What that means when you sell

  • Long-term-only building: your buyer can be a local family with a conventional loan, an investor or a cash buyer.
  • Short-term rental building: your buyer is mostly cash or specialty-loan investors. Fewer buyers usually means more time to sell and less pricing power.

Is short-term rental income really higher?

Gross nightly rates look high, but net income after cleaning, platform fees, furnishing, management and vacancy is often much closer to a long-term lease than the headline suggests. Short-term rents also move with tourism and regulation. A 12-month tenant is slower money but steadier.

Who should prefer each

  • Long-term buildings fit buyers who may live in the unit, want conventional financing, or care about resale.
  • Short-term buildings fit cash buyers who want flexibility and accept a narrower resale market.

The technical answer: who can buy from you

In Miami-Dade condo sales in July 2026, about 47.5% of buyers paid cash and 52.5% used a mortgage. A building that operates like a hotel is generally ineligible for Fannie Mae loans, which closes most of that financed half of the market when you sell.

What happened to short-term rental income

A matched-listing study of Miami short-term rentals for the year to June 2026 found nightly rates up 12.4% and revenue up 5.4%, but occupancy down 6.5 points and nights booked down 22.9%. Hosts charged more for fewer nights. Revenue per listing held up only because rates rose, which depends on demand that can change quickly.

The financing math

In a warrantable building, a primary-residence buyer can put 3% to 5% down. In a hotel-style building, specialty lenders typically ask 20% to 25% down at higher rates. On a $600,000 unit, that is the difference between needing about $30,000 and about $150,000 in cash to buy from you.

How we look at it

We judge a building by who can buy it from you. A rule that keeps conventional financing available protects the exit, and the exit is where most of the return in real estate is realized. That is one reason we focus on long-term buildings near permanent demand, such as the Carnegie Mellon campus. See what the campus means for Wynwood.

Frequently asked questions

What is a warrantable condo?

A condominium building that meets Fannie Mae or Freddie Mac standards, so buyers can use conventional loans. Status is subject to lender review.

Can I get a conventional loan in a condo-hotel?

Usually not. Buildings that operate like hotels are generally ineligible for Fannie Mae loans; buyers use specialty financing or cash.

Do long-term rental buildings sell faster?

They typically have a larger buyer pool because conventional financing is available, which supports resale. Results depend on price, location and market.
