Private families with serious capital and no real way into United States real estate. Developers who build the best of it and raise only from people they already know.
We stand in the middle, and we own both ends of the crossing.
Families outside the United States hold less because the good deals were harder to reach. The minimums were too high, the sponsors did not raise from private capital, and what did reach them was retail dressed as institutional.
Advisers give opinions. We find the deal, underwrite it ourselves, put our own money in beside yours, and manage the position for as long as it lives.
Most firms do one thing and refer the rest away, and the handoffs are where families lose money and developers lose time. Here, the developers we back bring deal flow our investors would never otherwise see, and those investors become the buyers who close a building. The loop feeds itself.
A venture fund can lose ninety-nine of a hundred bets. Real estate cannot, so the screen has to be brutal before the cheque. We score product, market, finance and people together, because a strong building in a weak market still loses, and the wrong sponsor loses faster.
Every position is argued through by the three of us before it reaches a family, and any one of us can end it. When the stakes call for a fourth opinion, we take it to Maurizio, who helped build a sovereign fund from five people to $385 billion.
A billion under management is the proof of concept: private family capital from outside the United States, organized and deployed at the standard the world's best family offices have used for decades. After that the number keeps moving and the standard does not. The ambition is to be the firm trusted with the most.
We say what we are going to do, and then we do it, from the first underwriting to the last distribution.
Returns cannot be guaranteed, and a firm that implies otherwise should worry you. What is guaranteed is who manages them: us, with our own capital in the same position as yours, carrying the reporting, the covenants, the lender calls and the Tuesday problem that needs an answer by Thursday. A family should not have to hold any of it.
You are not being promised a number. You are being promised the people who stand behind it.

The firm has always grown by referral, and we have never advertised. What we chose to commission instead was this piece, as a gift to the firm. Fruit, a woman, a man, a skyline: where our families come from and where their capital goes.
It runs through the whole site now, in pieces. It is the only decoration here that means anything.
