HOW WE INVEST

Two strategies. The objective chooses, not the pitch.

Two questions matter before capital moves: does this money need to produce, or does it need to grow? We run one strategy for each answer, and we will tell you which one you are actually asking for, even when it is not the one you came in for.

INFINITY⁹ FLOW · INCOME
We lend, and we are paid first.
Capital goes into United States real estate projects in senior or structured positions, ahead of the equity in the stack. When the project distributes, we are paid before the people who own it. The objective is predictable cash and a defensible floor, not the largest possible number.
Position
Senior or structured debt, ahead of equity
Paid
Monthly or quarterly cash distributions
Secured by
Real asset collateral, conservatively underwritten
Horizon
Shorter
FOR
Capital that has to produce something now, or a family that wants a floor before it wants a ceiling.
INFINITY⁹ CAPITAL · GROWTH
We take equity, and we are paid last.
Capital goes in as an equity partner beside developers and operators we already know, in projects we have underwritten ourselves. We participate in what the project creates (appreciation, development profit, operational improvement), and we are behind the lenders when it does not work. That is where the return lives, and the risk with it.
Position
Equity, behind the debt
Paid
At events and exit, not on a schedule
Secured by
Nothing. The asset and the sponsor are the security
Horizon
Longer
FOR
Capital that does not need to be touched, and can afford to let the compounding do the work.
IN PRACTICE

Almost every family we work with holds both.

The split is the real conversation. A family two years out from a liquidity event, still deciding what the money is for, usually wants more Flow than they expect. A second-generation holder with a thirty-year horizon and no income need is usually under-allocated to Capital. There is no house view on the right mix, only the right mix for what you are trying to do.

Weighted to Flow
Recent liquidity, undecided plans, an income requirement, or a first position with us where the point is to watch how we operate before committing further.
Balanced
The most common shape. Income covering what the family draws, growth compounding on the rest, rebalanced as projects return capital.
Weighted to Capital
Long horizon, no draw requirement, and a family that already understands what an illiquid position feels like in a bad quarter.

BEFORE EITHER OF THEM

Both strategies pass through the same four questions.

Flow and Capital are two ways to hold a position, held to one standard. Every opportunity in either strategy is scored on product, market, finance and people before it reaches a family, and fewer than one in a hundred survives. A debt position in a weak market is still a position in a weak market.

We will tell you which one you are asking for.
Forty minutes on what you own and what you need it to do. The strategy is the output of that conversation, not the input.
