Tenant-proof your properties. Get the same look for $50 instead of $250, paint instead of replace — investment properties are businesses, and every dollar overspent on ego is profit lost.
Underwrite for a down market. Use 25–30% maintenance buffers, watch doubling utilities, and evaluate every deal as if the market turns — you marry the property and the numbers, you date the interest rate.
Know your why and when enough is enough. Steven chased 10 units, then 20, then hundreds — until he learned that without a clear why, you chase a ghost that's never satisfied.
