Sharia compliance is a return to basics. No loans, no interest, no leverage: deals are funded 100% with cash equity, profits are shared pro-rata, and if Fahad can't explain a deal in five minutes of plain English, something's wrong.
All-cash removes the middleman's slice. Cutting lender origination points and interest payments hands 3–5% back to investors — matching or beating leveraged funds while avoiding forced sales driven by monthly debt payments.
Aligned incentives are the real edge. With the broker and general contractor as partners in every deal, no one is optimizing for commissions or padded budgets — everyone gets paid when investors do.
Market environments shouldn't dictate your decisions. When rates are high and offers slow, an unleveraged project can simply rent and cash flow until the right time to sell — because the value is locked in, not borrowed.
